PREDEVELOPMENT SERVICES

Move from a property idea to an informed development path.

Predevelopment organizes a project enough to fund, design, submit, price or abandon with intention. Lot & Line defines the next milestone and coordinates the information, decisions and consultant sequence needed to reach it.

Defined milestones—not unlimited project management

Each engagement is built around a specific outcome: acquisition decision, scenario comparison, pre-application strategy, consultant mobilization, permit-readiness plan or next-phase handoff.

Scenario + site strategy

  • Intended use and alternatives
  • Preliminary yield, access and utility logic
  • Site constraints and approval questions
  • Decision comparison

Economics + risk

  • Preliminary pro forma
  • Soft-cost and consultant planning
  • Schedule and carrying-cost questions
  • Downside sensitivity

Team + approvals

  • Consultant scopes and sequence
  • Agency questions
  • Responsibility matrices
  • Milestone roadmap and handoff

Primary engagement paths

Portfolio Decision Desk

Scoped after intake

Reserved capacity, defined credits, repeat property screens and a consistent portfolio decision process.

Washington Implementation Support

Scoped after intake

Pre-application, short-plat, site-plan, permit and consultant coordination within a defined milestone.

Professional boundaries

Nationwide work is research and strategy. Predevelopment deliverables do not replace licensed architecture, engineering, surveying, legal services, brokerage, appraisal, environmental work, wastewater design, contractor licensing, lender underwriting or agency approval. Hands-on implementation is currently available in Washington State.
